Your Roof Is Over 20 Years Old

Age is the most reliable indicator. Standard 3-tab asphalt shingles in Ontario are typically rated for 20–25 years. Architectural (dimensional) shingles can last 25–30. If your roof is approaching or past that age, it's time to start planning — even if it looks okay from the street. Shingles can look intact while the underlying materials are degrading.

Missing, Cracked, or Curling Shingles

Walk around your home and look up. Are any shingles missing? Do you see edges curling upward (cupping) or corners curling downward (clawing)? Both are signs of aging or moisture damage. Missing shingles leave your roof deck directly exposed to rain and snow. Even one missing shingle can allow moisture to track sideways under neighbouring shingles.

Granules in Your Gutters

Asphalt shingles are coated with granules that protect against UV rays and add fire resistance. As shingles age, these granules loosen and wash into your eavestroughs. Check your downspouts after a heavy rain — a significant amount of dark, sand-like material is a clear sign your shingles are degrading. Once granule loss is advanced, the asphalt beneath heats up and deteriorates quickly.

On a sunny day, go into your attic and turn off the lights. If you can see pinpoints or streaks of daylight coming through the roof deck, you have gaps that are allowing moisture and cold air in — even if you haven't noticed a leak yet. This is a serious sign that needs immediate attention.

Any visible sagging or drooping areas are a structural red flag. This typically means the roof decking has absorbed significant moisture and is beginning to rot or delaminate.
