Pricing is the first question every homeowner asks — and one of the hardest to get a clear answer on. Most roofing companies list vague ranges, refuse to post pricing online, or low-ball to get on site before adding unexpected extras.
We're going to give you a real breakdown. Not a ballpark. A genuine explanation of what drives cost, what a proper job includes, and what the numbers actually look like in the GTA today.
Roofing is typically priced per square foot of roof surface — not per square foot of your house footprint. Because roofs are pitched, your actual roof surface is larger than your home's floor plan. A typical bungalow with a 1,200 sq ft footprint might have 1,400–1,600 sq ft of actual roof surface, depending on pitch and complexity.
Straightforward — larger roof, higher cost. But remember the pitch factor: roof square footage is typically 1.3x to 1.5x your home's footprint for a standard slope.
This is the biggest variable most homeowners don't anticipate. Steeper roofs require more labour, more safety equipment, and take longer to complete. A low-slope roof (slight angle) might cost 30% more than a flat-to-standard pitch. A steep roof can add 60–90% to the base rate.
A full tear-off is essential (we'll never recommend layering new shingles over old ones — see our article on that). Removing one layer is standard. A second layer adds time, labour, and disposal cost.
The plywood or OSB deck beneath your shingles may have rotted sections that need replacement. This is priced per board once the old shingles come off — it can't be accurately quoted in advance. Ask any contractor upfront: "What's your rate for decking replacement if we find damage?"
Valleys, hips, multiple penetrations (chimneys, skylights, exhaust vents), dormers — each adds time and material. A simple gable roof costs less than a complex hip roof with three dormers and a chimney, even at the same square footage.

This is the most common extra cost. When shingles come off, rotted or delaminated decking boards are visible. Legitimate contractors price this per board — typically $50–$100 per board replaced. A home that's had active leaks for years may need significant decking work.
Old step-flashing and chimney flashing often needs to be replaced as part of the job. This is not always included in base quotes — ask specifically.
Tear-off sometimes reveals rotted fascia boards hiding behind existing eavestroughs. This is a separate cost that can't always be anticipated.
A good quote will be itemized — you should be able to see what you're paying for materials, labour, disposal, and extras. Lump-sum quotes that don't break out components make it impossible to compare contractors accurately and hide potential extras.
Always ask: "What do you charge per square foot for decking replacement if we find damage?" If a contractor won't give you a clear rate upfront, that's a red flag.
